When people think of Nashville, TN, they readily think of music. It is easy to understand why this is so when you think about all the amazing artists who became famous when performing in Nashville. Elvis Presley, Dolly Parton and Johnny Cash may come to mind. You can add Carrie Underwood, Alan Jackson, Faith Hill & Tim McGraw along with many others. However, Nashville is also home to great professional sports teams as well. We may love our singers and music writers, but we are also quite proud of our professional sports teams!

Nashville Predators - When the Nashville Predators skated onto the ice this past season at Bridgestone Arena for their last Stanley Cup Finals home game against the Pittsburgh Penguins, their fans almost smashed the Guinness World Record for the loudest crowd ever at an indoor sporting event. (They won Game Three resoundingly 5-1). That Music City is now a bona fide hockey town doesn’t surprise anyone in Nashville. Although it took some fans some time to learn what “icing” means. That it took the Predators’ fairytale run to the Stanley Cup Finals for the rest of the country to notice that Tennessee’s largest city is on a roll is what baffles them. The Nashville Predators are a professional ice hockey team based in Nashville, Tennessee. They are members of the Central Division of the Western Conference of the National Hockey League. Wikipedia

Tennessee Titans – In 1997, the Oilers became the first NFL team to call Tennessee home when the franchise relocated to the Volunteer state. Two years later in 1999, the franchise retired the nickname Oilers and became known as the Titans. The change seemingly brought good luck as the Titans went on to win the AFC Championship that year and on to Super Bowl XXXIV. Heading into their 20th season, Nashville fans have much to look forward to with the Tennessee Titans. New uniforms, new coaching staff, new and veteran players; this team is rumored for great things this season. This excitement around this team runs parallel with the energy you will sense in Nashville. The Titans compete in the National Football League as a member club of the American Football Conference South division. Wikipedia

How much Home Space will $200,000 Buy You?

Nashville has enjoyed some of the country’s fastest job growth for several years as healthcare and tech startups have made the city home. In addition, TN is now the #1 auto manufacturing state in the USA. In addition to 3 major car manufacturers, there are over 900 parts suppliers. Unsurprisingly, this economic boom has coincided with a large increase in population, greater demand for real estate, and rising house prices. But Tennessee’s policy environment has resulted in more moderate increases relative to what many in-demand cities have experienced. State and local governments have made it possible for housing developers to build both up and out in response to this new demand. The price effects of new demand and new construction have, of course, affected neighborhoods unevenly. While some historically affordable neighborhoods have seen price jumps, others remain accessible to a wide range of household incomes.

According to sources, the median home value across the U.S. is $215,600. In many places, that can buy thousands of square feet worth of space, while in others, it only amounts to a few hundred.

A reputable real estate resource compared home values across the U.S. to see how far $200,000 goes in various locations. To calculate the median price per square foot in each city, the company divided the median sale price by the median home size, using data from the U.S. Census Bureau and current listings. Cities in Northern and Southern California represented some of the highest per square foot costs across the U.S. with our Nashville Tennessee, despite the boom, maintaining one of the lowest per square foot costs in the nation.

Here is the amount of space you get to live in for the $200,000:

San Francisco, California = 260 Sq. Ft.
San Jose, California = 376 Sq. Ft.
San Diego, California = 496 Sq. Ft.
Los Angeles, California = 501 Sq. Ft.
Nashville Tennessee = 2,109 Sq. Ft.

For families looking to maximize their budget, Tennessee holds some of the best deals offering over 2,000 square feet of space for the money. And if one moves away from the city with a 20 to 35 minute drive you can achieve even more for less.

Are Millennials Making A Difference in The Real Estate Industry?

The answer is YES! It is no surprise that millennials are a generation breaking away from traditional paths of life across all areas of society. Their views on life and values are making a ripple effect through many industries since their interests are different from earlier generations. Experts point out one shifting perspective between millennials and previous generations, Motherhood. According to a government report released in May 2018, U.S. birth rates declined last year for women in their teens, 20s and – surprisingly – their 30s, leading to the fewest new babies in 30 years.

What does this mean for real estate?

While millennials have continued their dominance as the largest buying group in the market, they are starting families and getting married later in life and thus their plans and goals to purchase large homes are also pushed out. Previous generations were looking for homes that could fit a family. Millennials are financially savvy and living in smaller spaces since many are single or cohabitating with just one other person allowing them to operate on much smaller budgets. They are a generation that came to the workforce during a financial crisis, so they tend to be more risk averse.

As result of the millennial’s’ buying habits as well as Baby Boomers following the trend of downsizing, we are seeing a higher demand for smaller homes, condos, and townhomes. That is one sector of the market that is still dealing with an inventory shortage. Because of this shortage, rehab loans are becoming more popular because homes that need a lot of work are the ones not selling very fast. Because of this shift there is a surplus of properties in the high-end luxury market and was the only sector of the market that had a down year in 2017 according to Realtor.com. Whether you are looking for a condo, townhome, luxury home or a farm we can help you leverage the current market to find the perfect home for you and your family.

When you think of Nashville, Tennessee, depending on your age and interests, there are many possible images that may immediately come to mind. If you’re in tune with the music scene, you might imagine seeing Carrie Underwood or Vince Gill who live here and other country music artists shopping at the grocery store. It happens! It is a fact that Nashville is best known as “Music City” around the country. However, there are many other activities going on.

In this blog, I want to focus on the opportunity for people with other interests to ALSO experience your favorite genre in the Fine Arts and Culture in the Nashville area. In addition to the club music scene around the city, the Ryman Auditorium and the Grand ‘Ole Opry, we are proud of our eight-time Grammy Award winning Nashville Symphony at the Schermerhorn Symphony Center. The Parthenon Art Museum, Frist Art Museum and The Rymer Gallery, to the Nashville Opera and the Nashville Ballet at the Tennessee Performing Arts Center. For the family, Nashville also has amazing cultural offerings for our children! Ranked in the top five by TIME Magazine, the Nashville Children’s Theatre offers plays for kids and families. Also, we have the Adventure Science Center offering hands-on exhibits for children. Nashville Tennessee offers an exquisite array of arts and culture across each genre.

I have only touched on what Greater Nashville has to offer our new residents. In future notes, other opportunities in the surrounding areas will be highlighted. Please allow us to help you explore your new state to find the perfect home in the perfect location to match your ideal lifestyle!

Senator Lamar Alexander | Keynote Speaker at WCAR Event

I enjoyed having lunch with our great Senator Lamar Alexander from TN. He shared the growth of how Tennessee became the #1 auto manufacturing state in the USA starting when he was Governor. He gave us several stories. One was he is often asked “Why don’t you guys in Washington get something done!?” He then said “let me share the last 18 months with you.” Done….Best economy in 18 years, Lowest taxes in 31 years. Best support for our military in 15 years. Repealed onerous regulations making it great for small business growth. A Supreme Court Justice, 21 Appeals Judges appointed. Freed up our great Alaskan energy after 38 years of delays. Repealed the Obamacare mandate. Repealed the onerous rules on small banks from the Dodd-Frank legislation. Passed provisions for our Vets to have more choices on medical care. Restructured the NLRB to make it more business friendly, and imposed heavy sanctions on North Korea, Russia and Iran. He asked the person are you aware of those? Answer, well, no I haven’t heard of them. Ergo our problem of communications!!!

“We here at Premiere Properties Group (PPG) in the Nashville – Franklin Tennessee area are enjoying helping families from California and all around the U.S. find excellent homes at reasonable prices and lower taxes. https://nashvillepremierehomes.com
